Construction, Renovation and Property Improvement

YDS coordinates defined improvement, repair, finish-work and closeout scopes for commercial, institutional and managed properties.

Defined project support

Property-Improvement Scopes

Each project is evaluated for scope, schedule, site requirements and applicable trade licensing before work is committed.

Flooring

Installation, removal, repair and finish coordination for approved property-improvement scopes.

Painting, Drywall and Finishes

Interior and exterior finish work, surface preparation and clearly defined repair needs.

Turnovers and Upgrades

Property upgrades, turnover repairs and improvement work planned around site access and schedule.

Punch Lists and Closeout

Completion tracking, cleanup coordination, documentation and project-closeout support.

Delivery model

Qualified-Partner Delivery with YDS Coordination

Specialized or licensed work is performed through qualified and appropriately licensed subcontractors when required. Credentials belong to the performing subcontractor and are verified for the approved scope.

YDS coordination may include

  • Scope and schedule coordination
  • Owner and site communication
  • Subcontractor coordination
  • Quality oversight and issue tracking
  • Documentation and closeout

Clear Construction Limitations

YDS does not represent itself as a licensed general contractor. It does not present a subcontractor’s license as a YDS license, and it does not publicly name a project partner without approved evidence. Final responsibility and delivery roles are defined in the approved scope.
